LIMERICK PA – A proposal to build single-family detached homes in a 47-lot residential subdivision on 95 acres of mostly vacant land in Limerick Township will be heard by the township Zoning Hearing Board during a hearing scheduled Wednesday (Sept. 25, 2013) at 6:30 p.m. in the municipal building, 646 W. Ridge Pike. It is open to the public.
Developers and property owners Sukonik Mountain View Estates LP of Plymouth Meeting PA are seeking a variance to build the subdivision on the west side of Sunset Road with a maximum density of .544 dwelling units per acre. The R-1 zoning district in which the project would be located allows only .5 units per acre, according to a legal advertisement published last week (Sept. 18) for the board.

NOTICE IS HEREBY GIVEN in accordance with the Limerick Township Zoning Ordinance of 1961, as amended, of a hearing before the Limerick Township Zoning Hearing Board on Wednesday, September 25, 2013, at 6:30 p.m., Limerick Township Municipal Building, 646 West Ridge Pike, Limerick Township, Montgomery County, Pennsylvania, 19468, on the Application of Sukonik Mountain View Estates, LP, 1250 Germantown Pike, Plymouth Meeting, Pennsylvania, 19462.
The Applicants are owners of property located on the westerly side of Sunset Road, Limerick Township, Montgomery County, Pennsylvania, consisting of approximately 95 acres and identified as Tax Parcel Nos. 37-00-03112-00-1 and 37-00-04909-00-4 (hereinafter referred to as “Subject Property”). The Subject Property is located in an R-1 Zoning District and is predominantly vacant and undeveloped. The Applicant is proposing to develop a 47 lot cluster residential subdivision with single-family detached units. The Applicant is requesting a variance from Section 184-101(A) of the Limerick Township Zoning Ordinance to allow the maximum density for a proposed residential development to be .544 dwelling units per net billable acre where .5 is permitted by ordinance.
At the time of the hearing any person or party interested will be given full opportunity to be heard. The Board reserves the right to conduct such other business as may come before it.
